StreetEasy to deploy Zillow’s listing standards in June by Brooklee Han for HousingWire

Zillow is expanding its listing standards policy to StreetEasy, according to an announcement on Thursday.

Purchased by Zillow in 2013, StreetEasy effectively functions as New York City’s MLS, as the metro area does not have an official MLS

According to Zillow and StreetEasy, under the listing standards policy, if a listing is publicly marketed, “whether through an email blast, an Instagram post, or on a brokerage website with the lure of exclusive inventory behind a consumer registration — it must be submitted to StreetEasy within one business day of that public marketing.”

The standards apply to listings that are subject to an exclusive for-sale listing agreement and they go into effect in June 2025.

Zillow and StreetEasy believe that this policy will help “consumers access all available listings — without barriers, bias, or backroom deals. It also means creating a more transparent, fair, and efficient marketplace for agents and brokers.”

Agents and teams that violate this policy will lose access to programs including StreetEasy Experts, StreetEasy Concierge and Zillow Premier Agent in NYC. They will not have access to new listing and agent marketing tools that StreetEasy is set to roll out soon. These listings will also not be published on Zillow or Trulia, according to the announcement.

“StreetEasy and Zillow have always advocated for fair and equitable access to real estate information — it’s what we were built on,” Caroline Burton, the general manager of StreetEasy, said in a statement.

“Our listing access standards ensure accountability, giving all New Yorkers an equal opportunity at homeownership and enabling agents to better serve their clients. Anything less risks sending the NYC housing market backwards.

“We’re committed to supporting brokerages and agents putting the consumer first, and we’ll be rolling out new offerings to help them win business and market their listings in new ways to the widest audience of buyers in NYC.”
