Building a luxury resort has been a long-time dream of principal owners Dan and Elaine Dagesse. In partnership with hoteliers Ed and Patti Rocco, and Rusty and Jodie McLear, the dream is coming to life. Designed by Samyn-D’Elia Architects of Holderness, NH, The Lake Estate on Winnisquam is inspired by the former Grand Hotels of the White Mountains and great lake houses built during the late 19th- and early 20th-centuries in New Hampshire. The resort will be situated on a sprawling lakefront property of 36 private acres with 3,400 linear feet of natural shoreline along Lake Winnisquam with views of the Belknap and Ossipee mountain ranges seamlessly blending understated elegance, luxurious comfort and state of the art-technology throughout the property.

The estate’s extensive grounds will offer an expansive lakefront lawn, an outdoor infinity pool and two hot tubs, an outdoor year-round heated mineral spa, two groomed private beaches, four pickleball courts & one tennis court, an apple orchard, flower and meditation gardens and The Point, a pristine and private lakeside preserve at the water’s edge.

The Lake Estate on Winnisquam will offer an array of dining experiences to include three distinctive food and beverage outlets throughout the property including the elegant Dining Room modeled after that of a private, grand lake estate with floor-to-ceiling windows framing panoramic views of Lake Winnisquam, a cozy and sophisticated bar, and an elegantly casual poolside grill that will feature casual bites and cocktails. In addition, there will be a Bourbon Room, a lakeside structure inspired by traditional Lakes Region boat houses offering a distinctive setting for libations, and The Wine Cellar, a charming dining venue for private events and special occasions.

Drawing inspiration from the fresh, natural surroundings, the 96 oversized, custom-designed, luxurious guest rooms and 18 suites will exude an elevated New England-style echoing the serenity of the lake. More than 70% of the guest rooms will have direct views of the lake and the remaining views of the lush woodlands, and many of the guest rooms will offer either private balconies or patios. All suites will feature fireplaces, most offer balconies or patios with views of the lake and all guest rooms and suites will be equipped with state-of-the art technology.

The Lake Estate on Winnisquam will be home to a luxurious world-class 5,000 sq. ft. full-service spa offering resort and day spa guests nature-inspired services of massages, facials, body treatments and wellness therapies with minerals and botanicals inspired by the local landscape.  The Spa will offer eight treatment rooms, men’s and women’s locker rooms each with dry saunas, two large relaxation lounges with a double-sided fireplace overlooking the orchard, an additional 1,500 sq. ft. terrace with a year-round outdoor heated mineral spa, meditation garden, and dedicated spa fire pit.

The Lake Estate on Winnisquam is on target to be the top new wedding destination in New Hampshire (and in New England). Intentionally designed for everything from grand occasions to private intimate ceremonies, The Lake Estate on Winnisquam will be a year-round venue for micro-weddings and elopements to larger celebrations up to 220 guests in a storybook New England setting. There will be seven event rooms for elegant indoor ceremonies, including a grand and dramatic Timberpeg ballroom offering panoramic views of lake, The Great Lawn and the Belknap and Ossipee Mountains beyond. There will also be an array of options for romantic outdoor lakeside ceremonies including a private beach, an apple orchard, The Great Lawn and The Point.  The Lake Estate on Winnisquam will have a dedicated in-house florist, a salon that will offer styling and blow-outs and on-site customized bridal hair and make-up services, in addition to a full array of nail services. The property has already seen strong wedding booking volume in 2025, and with more than 500 inquiries to date, significant pre-sell indicators for 2026.

The property will also offer 10,000 sq. ft. of flexible indoor meeting space divided between ballrooms, meeting rooms, and a boardroom in addition to an array of outdoor meeting space options. The Lake Estate on Winnisquam will offer customizable executive meetings, incentive celebrations, and corporate retreats, accommodating up to 234 guests, with an elegant New England charm.

Tourism has been a significant part of New Hampshire’s economy since the 1800s. Grand Hotels were built in the late 1800s/early 1900s and were luxurious properties that drew the ultra-rich to New Hampshire’s White Mountains region via new railroads that came to the region in the 1850s. The Grand Hotels transformed tourism in New Hampshire and tells the story of wealth and power that came to the region at the dawn of America’s 20th century.

The Lakes Region of New Hampshire is in the east-central part of the state, south of the White Mountains Region, a scenic 90-minute drive north of Boston, MA.  It is named for the numerous lakes in the region home to no fewer than 273 bodies of water, the largest of which is Lake Winnipesaukee. The region has long been a traditional summer retreat for wealthy New Englanders. Today, the Lakes Region of New Hampshire area is evolving into an exclusive year-round destination offering a plentitude of activities to keep luxury travelers entertained through all four seasons.
