Developer Mark McNabb is seeking the Planning Board’s approval of his major downtown “residential and mixed-use commercial development,” according to documents filed with the city.
The board on Thursday is scheduled to discuss whether to grant site plan approval for McNabb’s proposed redevelopment of the two prominent downtown properties at 1 and 15 Congress St.
The project is seeking to combine and merge the previously approved 1 Congress St. project with the proposed redevelopment of the former J.J. Newberry department store at 15 Congress St.
A total of 40 residential units are being proposed in the redevelopment project, according to documents filed with the city.
One Congress St. was built in 1800 and was most recently appraised at $5.1 million, according to city records.
The former J.J. Newberry store building was built in 1920 and most recently appraised at $12.6 million, according to city records.
“The project also requests a Parking Conditional Use Permit (CUP) … for providing 19 parking spaces where 53 parking spaces are required,” according to John Chagnon of Haley Ward of Portsmouth, who is part of McNabb’s development team.
