Georgia MLS unites with 12 local boards to enhance data access by Kennedy Edgerton for HousingWire

Georgia MLS — the Peach State’s largest real estate marketplace — announced on Wednesday that it will partner with 12 local MLSs to enhance data access for all parties under one listing platform.

This agreement connects more than 55,000 agents to a large inventory of properties under a single system. Georgia MLS said the move will “improve market transparency and provide real estate professionals with the listing information they need to better serve their customers.”

Georgia MLS has made other technology-enabled efforts to enhance data availability for agents. It recently released a mobile app, GAMLS connectNOW, to allow agents to access data from anywhere.

According to Georgia MLS CEO Richard Boone, the organization wants to give subscribers the most accurate experience possible.

“For 63 years Georgia MLS has been dedicated to providing our subscribers the most efficient and accurate real estate marketplace,” Boone said in a statement. “This geographic expansion and sharing of listing data significantly increases opportunities for members across the participating MLSs. This collaboration will benefit thousands of agents across Georgia ultimately allowing them to provide greater levels of service to the clients they serve.”

Seven of the local MLSs included in the deal are located in the state’s southern region. These MLSs include the Albany Board of Realtors, Tift Area Board of Realtors, Crisp Area Board of Realtors, Thomasville Area Board of Realtors, Moultrie Board of Realtors, Southwest GA Board of Realtors and the Douglas-Coffee County Board of Realtors.

The remaining MLSs are distributed across other portions of the state and in the Atlanta metro region. All agents operating in these regions can now access listings within the statewide MLS.

Georgia MLS reported 21,701 active listings in December 2024, down roughly 5% from its 22,933 listings in November. But this was also up more than 40% from the 15,429 listings in December 2023.

Homebuyers stayed active in Georgia’s market during the holiday season, with total sales volume growing from November to December. According to Georgia MLS, member agents accumulated $3.4 billion in residential sales volume in December alone. Georgia MLS attributes this to Federal Reserve interest rate cuts and lower mortgage rates during the holidays.

But home sales in December outnumbered new listings, following a two-month trend driven by the so-called lock-in effect. Still, 9,027 listings arrived in Georgia in December. As the 2025 housing market takes shape, Georgia MLS urges subscribing agents to take advantage of better accessibility and new tools to serve clients.
