The city’s Conservation Commission members were expected to get their first look at a proposal to create a 75-lot subdivision plan for single family homes last week. Instead, the developers of the 235 Chesley Hill Road project asked for the meeting to be continued until the September meeting.
Robert Graham, a consultant for the developer said developers need more time to incorporate some suggestions the commission members made previously. The development, being called the Mitchell Hill subdivision, is proposed by Grondahl Family LLC of Portsmouth.
Graham said he doesn’t think there are any wetland impacts from the proposed project.
“Conservation Commission review is an important part of Planning Board review of the subdivision,” said Graham. “Their review helps implement conservation strategies into the subdivision during the design phase. We do not have any wetland impacts that I’m aware of.”
The plans, submitted by Jones & Beach Engineers on behalf of the developers, involves two parcels of land. On one parcel, at 31A Oak St., there is an existing home on a non-buildable lot. Graham said the house will remain.
Graham said the plan calls for 75 single-family homes.
“They will be three bedroom homes,” Graham said. “We will eventually select a builder who determines product and price range for the market.”
The target to begin construction, if all goes well with the city’s land use boards, is spring 2025, said Graham.
