A new plan for a mixed-use development would bring an 84-unit hotel/motel, plus 180 residential units to be rented at HUD fair market rates, and more than 15,000 square feet of commercial space to 239 Knox Marsh Road.
The project is called Residences & Lodges at Kelly Brook, proposed by 239 Knox Marsh Realty LLC and its principal, Gil Aleixo.
The 180 residential units would be spread across two four-story buildings with 90 units each, per plans filed with the city’s Planning Department. The 84-unit hotel/motel would be a third building. All three buildings would be four stories with parking, according to Donna Benton, the city’s planning director.

A private roadway is proposed to be constructed called Tibetan Drive, connecting the development to Knox Marsh Road.
The parcel had undergone preliminary site work in 2023 but was halted in 2024 to amend the proposal. The original proposal that received city approval called for 52 apartments toward the front of the parcel, and 12 single-family homes at the rear. It’s not clear why the proposal was altered, but Benton said she believes the 9.4-acre property changed ownership, leading to the new proposal.
